Brandi Fenton Memorial Park
Lloyd Construction partnered with Pima County Natural Resources, Parks & Recreation and the private Brandi Michelle Fenton Foundation, Inc. in a Construction Manager at Risk relationship on this unique park project. The Foundation was formed by the Fenton family to raise funds for this unique project, which memorializes the Fentons’ daughter Brandi, who died in 2003.
Brandi Fenton Memorial Park is a new 56.7 acre District Park developed as part of the Pima County parks system. It was built within the Binghampton Rural Historic Landscape District which is listed on the National Register of Historic Places.
Three historic homes were renovated for use by the new park. Two of these homes were adobe, with the oldest being over 100 years old. Other historic renovations included an Air Force barracks built during World War II as well as a hay barn and horse stable.
Work on the historic homes including adobe infill and repair, new adobe wall construction, historic lime plaster work to match existing, replacing windows with historic double-hung all wood windows, interior wood paneling, exposed beam ceilings, electrical upgrades, resurfacing of wood floors, new glazing in steel casement windows, cedar shingle roofs, and asbestos abatement. Lloyd worked closely with the Pima County Cultural Resources and Historic Preservation Office. The plans were reviewed by the State Historic Preservation Office. Work complied with the Secretary of the Interior’s Standards for Treatment of Historic Buildings.
Construction activities included the installation of utilities, construction of roads, parking areas, trails, an equestrian center, a classroom building and a greenhouse, extensive landscaping, and renovation of several historic buildings.
As the selected Construction Manager at Risk for this unique project, Lloyd Construction was also responsible for coordinating extensive donations of materials and services made by a variety of companies. Some of the donors were subcontractors and vendors who have relationships with the Fenton family. Others were donors solicited by Lloyd Construction during the bidding process.
The construction site was bisected by the realignment of River Road. Park construction was completed during the road construction project, making coordination between the two projects critical.
City of Tucson Evidence Storage Facility
Lloyd Construction partnered with the City of Tucson and the architect in a Construction Manager at Risk relationship to build a large evidence storage facility for the City of Tucson Police Department. Work included remodeling an existing 70,000 SF warehouse to accommodate high density motorized mobile storage systems. The complete interior of the existing structure was demolished, including all structural repairs, mechanical systems, and repair of 600 linear feet of under slab sewer line.
Construction included a crime evidence storage walk-in freezer and refrigerators both with mobile shelving, and a dry line fire system with pre-action. Both the freezer and refrigerators are alarmed and monitored for any variations in temperature in addition to the energy management system.
Small item evidence storage includes 10,000 SF of electronic mobile shelving over 17’ tall. Lloyd increased the floor slab as required in certain areas to accept the loading conditions of the mobile shelving. We also added an all rail system and topping slab to match heights on rails. This state of the art shelving system has all the latest programmable features.
Bulk and large item storage includes 11,550 SF of engineered pallet storage and includes security cameras, charging stations for forklifts, and computer desk areas.
The secured public lobby and police lobby features secured two-way passage lockers both large and small. The facility also includes customized offices spaces for police department crime labs such as photo labs and communications rooms. Conference rooms and a multi-media room are also included.
Criminal Justice Building "G" Adult Detention Facility
Lloyd Construction partnered with the Gila River Indian Community and the architect in a Construction Manager at Risk relationship to complete this 37,000 SF medium-security adult detention facility in Central Arizona.
This new facility features an upgraded security system including video, throughout the facility, as well as administrative offices.
District 5 Elders Center
Lloyd Construction partnered with the Gila River Indian Community and the architect and in a Construction Manager at Risk relationship to complete a 12,600 SF facility which provides a space for social interaction and community events and support the social, physical, and spiritual needs of the tribal elders in the area.
The major wings of the Elders Center are arranged in a “pinwheel” around the entry lobby. Amenities include a wellness center with exercise equipment, whirlpool, sauna and locker rooms.
Also included are a full service kitchen with indoor and outdoor dining; a health clinic; a chapel; laundry facilities; an activity room; and an arts and crafts room.
Quarters for 24-hour on-site EMT staff are also included in the Elders Center.
The Historic Depot
Lloyd Construction completed a major historic renovation of the train depot in Downtown Tucson and brought it back to life as the new Historic Depot.
The depot was originally built in 1907, replacing the first train depot, built when the railroad first came to Tucson in the 1880s. The Southern Pacific Railroad expanded and renovated the depot in 1941 and it served well into the later years of the century.
The City of Tucson acquired the depot in 1998 with the intent of using this historically significant structure as the cornerstone of the revitalization of the eastern portion of downtown Tucson. This major renovation restored the depot to its 1941 Spanish Colonial Revival appearance. Most of the 1941-era floor plan and interior spaces were restored or recreated.
Juvenile Detention & Rehabilitation Center
Lloyd Construction partnered with the Gila River Indian Community and the architect in a Construction Manager at Risk relationship to complete this new 45,000 SF juvenile detention and rehabilitation center with fifty-six dorm beds and ten cell beds. This provides housing, educational, dining, and recreational facilities for juvenile residents, plus administration, training, observation control, and processing spaces for staff.
MLK Apartments at Depot Plaza
Lloyd Construction partnered with the City of Tucson and the architect in a Construction Manager at Risk relationship to build a two-story underground garage topped by a new five-story apartment complex, adjacent to a remodel of the existing MLK Apartments, the Ronstadt Transit Center, and the 4th Avenue Underpass projects in downtown Tucson.
This project is pursuing LEED® Silver certification. Lloyd Construction’s LEED® Accredited Professionals coordinated with the architectural/engineering team to achieve this certification.
Morris Udall Park & Recreation Center
Lloyd Construction partnered with the City of Tucson to complete this new 173-acre public park. The recreation center features classrooms, a weight training area, a fitness track, racquetball courts, a gymnasium, and locker rooms. Park amenities include a playground, horseshoe area, bocce court, amphitheatre, fitness track, lighted volleyball courts, multi-use sports fields, and a swimming pool.
Mountain Vista Fire Station No. 1
Lloyd Construction partnered with the fire district and the architect in a Construction Manager at Risk relationship to build the district’s first fire station.
This 11,500 SF station includes eleven bunk rooms, a fitness room, dayroom, kitchen, decontamination area, turnout gear room, SCBA/hose storage, two full apparatus bays plus a half bay for an ambulance.
The design includes ground concrete floors, masonry construction, a solar hot water system, and solartube skylights. The station is designed and built to have a long life span, and to accommodate a future apparatus bay.
Quincie Douglas Aquatic Center
Lloyd Construction partnered with the City of Tucson and the architect in a Construction Manager at Risk relationship to build an outdoor swimming pool facility at the existing Quincie Douglas Neighborhood Center.
The 300,000 gallon pool features 25 foot long by 8 foot wide lap lanes, as well as a free play swimming area and a shallow water play area. One end is a “zero entry”. Other features include a handicapped lift, as well as a splash slide and ladder.
The free-form recreational water play area features various interchangeable water features to provide young bathers and families with a fun water environment.
The 8,163 square foot clubhouse is a concrete masonry structure consistent with the existing neighborhood center. It features a check-in counter, men’s and women’s dressing areas/toilets/showers, as well as a communications room, pool filtering equipment area, and a swim equipment storage room.
Sahuarita Municipal Complex
Lloyd Construction partnered with the Town of Sahuarita and the architect in a Construction Manager at Risk relationship to build a new municipal complex for this fast-growing community south of Tucson.
The new complex is expected to meet the town’s needs for at least a decade. It includes a Town Hall, Police Station, and Courthouse, organized around a plaza. It serves as the anchor for a new “Main Street” being developed by the area’s developer. The buildings were designed to be compatible with the themed community, yet provide a distinctive expression for the Town’s first civic space.
Sierra Vista Aquatic Center
Lloyd Construction partnered with the City of Sierra Vista near the Arizona/Mexico border to complete this new 36,000 SF aquatic facility. The indoor waterpark and competition facility includes a 25-yard, eight-lane competition pool as well as a fan-shaped, beach-entry pool, with a submersible bulkhead between the two. In addition, there is a shipwreck-themed slide, a water umbrella, a handicapped accessible hydrotherapy pool, a kiddy pool, a waterslide tube that coils outside before dumping sliders into an indoor splash trough, and an outdoor diving pool.
Tribal Courts Complex
Lloyd Construction partnered with the Gila River Indian Community and the architect in a Construction Manager at Risk relationship to build a new 49,000 SF Tribal Courts Complex, a one-story facility that includes six courtrooms, judges’ chambers, and administration and probation offices.
Tribal Governance Center
Lloyd Construction partnered with the Gila River Indian Community and the architect in a Construction Manager at Risk relationship to complete a new 115,000 SF Governance Center, a government office building housing tribal government agencies. It includes a Tribal Council assembly area and a circular Council Chambers. The floor plan features three main wings of office space with a corridor connecting each wing to the central lobby space, which serves as the hub and allows secure and clear access to each department.
Tucson Convention Center Heating & Cooling Upgrades
Lloyd Construction is partnering with an engineer and the City of Tucson to complete major upgrades to the heating and cooling systems that serve the Tucson Convention Center and surrounding City-owned buildings including the fire and police department headquarters. All work is being completed without disruption to ongoing activities.
Van Tran Operations & Maintenance Facility
Lloyd Construction partnered with the City of Tucson to build this new vehicle maintenance facility and operations headquarters for Van Tran, the City's paratransit service. The vehicle maintenance facility features six bays. The building houses the administrative/operations headquarters and a childcare center. Special electrical and mechanical systems meet the differing needs of the administrative area and the maintenance facility.
West Side Police Service Center
Lloyd Construction partnered with the City of Tucson and the architect in a Construction Manager at Risk relationship on the new City of Tucson West Side Police Service Center. It was built as a complete renovation of an existing building. The new 77,000 square foot facility accommodates the relocation of the former Rillito Police Substation and a portion of the Field Support Division.
