Academy Village
Lloyd Construction partnered with the architect and a developer in a Construction Manager at Risk relationship on the design and construction of The Academy Village at the Arizona Senior Academy in Vail, south of Tucson. The Arizona Senior Academy is a unique community that offers living and working opportunities for retired academicians and professionals.
Phase I, a 20,500 square foot complex, includes an 11,000 SF community building which houses dining rooms, activity centers, and a gathering room; the 7,000 SF Academy building housing a library, seminar rooms, and administration; and ancillary facilities including an outdoor heated pool and a regulation tennis court.
Full site development was completed on the 258-acre site which was developed for 250 future homes and three commercial buildings. The campus was master planned for additional facilities to be built in the future, including a teleconferencing facility, an auditorium, a central plant, and a wellness center. To expedite the project, Lloyd Construction completed the earthwork and site development work while the design and permitting of the buildings were being completed.
BWS Architects
Lloyd Construction partnered with BWS Architects to renovate a historic building for their offices. The building was an adobe structure which required substantial repair, plus new woodwork, doors and windows, adobe plastering, and a new roof.
Catalina Pediatrics
Lloyd Construction partnered with the owner and architect in a Construction Manager at Risk relationship to build a new medical office building for Catalina Pediatrics on a fast-track schedule.
This 8,135 SF building houses seven pediatricians. Facilities include eight private offices, fourteen exam rooms, indoor and outdoor play areas in the lobby area, and movable file storage rack systems in the central office area.
Full site development was also included, including landscaping and a large parking lot.
The schedule originally called for construction to be completed in nine months, but it was actually completed in less than six months, allowing the office to open ahead of schedule.
First Magnus Financial Corporation
Lloyd Construction partnered with a designer/developer and two owners in a Construction Manager at Risk relationship to build a new office complex on a fast-track schedule.
A 64,000 square foot building was built for First Magnus Financial Corporation and served as their new national headquarters.
The project included two clean rooms for the corporation’s computers and over 6 miles of data cabling; a high tech security system including retina scanners and proximity readers. All doors have recordable access controls. Several of the rooms have electronically controlled black-out glass.
Other features include a 30-foot interior water fall with three 50” plasma screens incorporated into the waterfall; complete sound, light, and video including plasma screens hidden in custom millwork which are remote controlled to appear only when needed.
The building is part of the Wilmot Corporate Center, which also includes a 41,500 SF building for Radiology Limited. Complete site development was part of the scope, including both covered and air-conditioned enclosed parking.
Golden Eagle Distributors
Lloyd Construction partnered with the owner and an architect in a Construction Manager at Risk relationship to design and build the new Golden Eagle Distributors offices and distribution plant in Buckeye in Central Arizona. This plant serves as a major transfer hub and is critical to the Golden Eagle distribution network.
Initial construction budgets were completed over 16 months before the project began based on discussions with and square footage requirements of the Owner. During the Design Development phase, updated budgets were completed and a Guaranteed Maximum Price was established, which was 2% under the original conceptual estimates.
During the Construction Documents phase, Lloyd began surveys and earthwork, and final value engineering concepts were implemented prior to obtaining construction permits. Once permits were approved, the entire team including all subcontractors were able to move immediately forward with construction with a thorough understanding of the project gained during our intimate participation during the design phase.
Lloyd Construction previously completed major renovations to Golden Eagle’s Tucson distribution facility.
Ina Corporate Center
Lloyd Construction partnered with a developer and an architect in a Construction Manager at Risk relationship to build Ina Corporate Center in northwest Tucson. The park is a 16-building office condominium complex totaling over 90,000 SF. Each of the buildings was completed over a two year period as they were sold or leased.
Mini-Time Machine, Museum of Miniatures
Lloyd Construction partnered with the owner and architect in a Construction Manager at Risk relationship to build the Mini-Time Machine, Museum of Miniatures, a 15,000 SF facility dedicated to a private collection of “miniatures” including buildings, room boxes, and other related items. 9,000 SF of the building is dedicated to the exhibits, themed environments, and educational components about the miniatures and the artisans who create them. The building itself is a play on scale using varying wall heights and stucco joints to create an illusion of depth and perspective as one approaches the building. A massive oversized door is the final part of the visitor’s transition from human scale to miniature scale as they enter the museum. Inside the museum, the collection is divided into three main sections: antique pieces, contemporary pieces, and fantasy pieces. Each section is themed to reflect the pieces within including a tree, oversized murals, and historical residential woodwork.
OMNI Tucson National Resort
Lloyd Construction partnered with OMNI Hotels and the architect in a Construction Manager at Risk relationship to build $20 million in additions and renovations to an existing 5-star golf and tennis resort including a new 7,500 SF ballroom, new and renovated meeting rooms, renovation of 100 guest rooms, and total renovation of the lobby, pro shop, locker rooms, two restaurants and all kitchen facilities. In addition, the entire building was made ADA accessible. The project also included new site features, roadways, and parking.
Paloma Village Offices
Lloyd Construction partnered with a developer, a realtor, and an architect in a Construction Manager at Risk relationship to build a new office building in the Tucson foothills. This was the fourth 20,000 SF building in a retail/office complex.
Pantano Christian Church
Lloyd Construction partnered with Pantano Christian Church and the architect in a Construction Manager at Risk relationship on a major expansion of the church’s facilities. The project included doubling the size of the administration building to approximately 5,500 square feet; a 16,000 square foot addition to the multi-use space, including a full size basketball court and a volleyball court, which can be converted to an assembly area, plus a full service commercial kitchen; a new two-story 21,000 square foot education building housing 8 classrooms; and expansion of the parking lot. Site work included landscaping and irrigation of the site including a central courtyard.
Phi Gamma Delta House
Lloyd Construction partnered with the Phi Gamma Delta Fraternity and the architect in a Construction Manager at Risk relationship to design and build a new fraternity house at The University of Arizona on a fast track schedule.
The original Phi Gamma Delta House had been built in the 1930s and offered inspiration for the design of the new house which replaced it. Some of the doors and beams from the original house were salvaged and reused. The new fraternity house is designed in a Santa Fe style, and offers its occupants and visitors a casual elegance uncommon among fraternity houses.
Architectural features include an exposed concrete floor and thick adobe style walls. It was built to withstand heavy use over a long period of time. Walls are reinforced, and mechanical and electrical systems are heavy duty. Also included is a full service commercial kitchen and a dining hall for residents.
Pima Heart & Fit at the River
Lloyd Construction completed new construction of two buildings on a 2-acre site. Pima Heart Medical Office Building is a 2-story, 18,000 SF medical facility with patient exam rooms, testing rooms, a nuclear heart scanner, and administrative space. Fit at the River is a 1-story 4,500 SF building with a fitness facility and space for a refreshment facility. It includes a cardio room, a weight room, men's and women's locker rooms, and physical therapy offices.
Plaza Colonial
Lloyd Construction partnered with a developer and an architect in a Construction Manager at Risk relationship to build Plaza Colonial, a new 85,000 SF high end office/retail complex in the Tucson foothills. The project’s developer occupies one of the four buildings. The other buildings house offices, restaurants, and retail including boutiques, galleries, and a day spa.
Radiology, Ltd.
Partnering with a designer/developer and two owners in a Construction Manager at Risk relationship, Lloyd Construction built a new office building complex on a fast-track schedule.
One of the two buildings, a 41,500 SF, 2-story with basement steel frame and stucco building was built for Radiology Limited. It houses the Wilmot Center for Diagnostic Imaging & Treatment, the Center for Women’s Imaging, and corporate offices. It includes state-of-the-art CT scanners, PET scanners, mammography equipment, sonogram equipment, dexascanners, and four completely shielded MRI rooms. All materials inside the shielding are as free of ferro-magnetic properties as is possible. Specific guidelines were followed as to building vibration, anti-static flooring, noise levels, and RF shielding. Magnet sitting requirements were also followed.
The building is part of the Wilmot Corporate Center, which also includes a corporate headquarters for a mortgage brokerage firm. Complete site development was part of the scope, including both covered and air-conditioned enclosed parking.Redeemer Lutheran Church
Lloyd Construction partnered with Redeemer Lutheran Church and School and an architect in a Construction Manager at Risk relationship to complete design and construction of major additions to the church/school campus in Marana. The project included a 9,950 square foot school addition and a 7,150 square foot addition to the existing church.
Our pre-construction services included providing construction estimates and assistance in selection of building materials and methods that would allow the owner to build the facilities they needed within the prescribed budget. Once this was complete, construction of Phase I which included eight classrooms and a media center/bible study building was completed on a fast-track schedule.
Earthwork, utilities and foundations were completed while further design was being completed and permits obtained. Design was ultimately completed at the same time that foundations were finished, and construction continued to completion.
Phase II included construction of a new gymnasium and four additional classrooms.
Ritz Carlton at Dove Mountain Clubhouse Village
Lloyd Construction partnered with the architect and developer in a Construction Manager at Risk relationship to build the Clubhouse Village at the new Ritz Carlton at Dove Mountain north of Tucson. The clubhouse includes lounges, bars, fine dining, a wine room, and a full service kitchen in addition to member and guest locker rooms. Another building includes a spa, a pool, aerobics and weight rooms, and well as a retail shop for golfers. There is also an underground golf cart parking structure. The entire complex totals 115,000 SF. Also included in the scope of work was construction of surface parking, landscaping, golf paths, and restrooms.
The club is adjacent to a Jack Nicklaus Signature golf course. It was completed in time for the 2009 World Golf Championships-Accenture Match Play Golf Championship.
